The Process
From viewing to move-in

  1. Enquiry & Viewing
    Once you find a property you’re interested in, contact us to arrange a viewing or request further details. using an online enquiry form ensures email addresses and details are given correclty. we will meet you at the arranged time so you can take a look around to make sure you are happy.

  2. Holding Deposit
    If you decide to proceed, a holding deposit (one week’s rent) secures the property while referencing takes place.

  3. Referencing
    Referencing is carried out online through our trusted partner. This includes affordability checks, credit history and Right-to-Rent verification. The process is simple and can be completed from home.

  4. Tenancy Agreement
    Once references are successful and the landlord confirms acceptance, we prepare the tenancy agreement and agree a move-in date.

  5. Move-In Day
    Before collecting keys, you will:
    • Sign the tenancy agreement
    • Pay the remaining balance (first month’s rent + security deposit)
    • Receive confirmation your deposit is protected

Then it’s time to collect your keys and settle into your new home.

What Will It Cost?

We believe in clear, upfront information. so heres some of the most common costs to tenants throughout a tenancy.

Holding Deposit - One week’s rent

This reserves the property while referencing is carried out, and shows the landlord you are committed.

The holding deposit may be retained if:
• You withdraw from the tenancy
• You fail a Right-to-Rent check
• You provide false or misleading information
• You do not sign the agreement within 15 calendar days (unless otherwise agreed in writing)

If the tenancy proceeds, this amount is credited toward your first month’s rent.

Security Deposit

For properties with annual rent below £50,000: Five weeks’ rent

For properties with annual rent of £50,000 or more: Six weeks’ rent

Your deposit protects the landlord against unpaid rent or damage beyond fair wear and tear.
All deposits are registered with a government-approved tenancy deposit scheme.

During Your Tenancy
you must pay your agreed rent in full and on time. All prople on the agreement are equally liable to ensure the full rent is paid.

Unpaid Rent - Interest may be charged at 3% above the Bank of England Base Rate on rent more than 14 days overdue.

Lost Keys or Security Devices - Tenants are responsible for the reasonable cost of replacement keys or locks if required. Where additional time is required to arrange replacement, a £15 per hour charge (including VAT) may apply.

Changes to the Tenancy (at your request): Variation of Contract, Change of Sharer.

Early Termination - If you request to leave your tenancy early, you may be responsible for the landlord’s reasonable re-letting costs and rent due until a replacement tenancy begins. These costs will not exceed the total rent remaining under the tenancy agreement.
